Bio:

I cannot believe I have been a loan officer for twenty years.  While the process may have changed, my financing objective is still the same.  Help people qualify for a loan program that allows them to accomplish their objectives and realize their dreams.

The three biggest changes; technology, access to investors, and regulations has improved our ability deliver the promised closing.  At Acre Mortgage (The Acre Lending Team), if we disclose you can be confident you will close.  Our automated underwriting system not only verifies that you meet product guidelines, but also matches you with the best investor offering your product at the time. As a direct lender, we also underwrite all these applications in house. Believe it or not many lenders still rely on their underwriters to perform many of the automated tasks.  We try to address any personal obstacles before you receive your pre-approval or sign your application. We help you to plan, so failure is not an option.

As I am sure you would agree, knowledge is power. I like to educate my clients throughout the process on how to effectively use existing tools to better understand your local market. This allows you to understand the challenges facing the home seller.

With all the misinformation in the market, I can appreciate why people are so protective of their identity and financial information. This is the link to the National Mortgage Licensing Service Consumer Access link where you can verify my credentials www.NMLSConsumerAccess.org. You will need my ID 211121. By verifying my license, you know I am legally obligated to secure any information you disclose.

Misinformation about credit is constantly abused. See the quote from the Experian web site.

“It’s a good idea to bunch your loan applications because of how loan rate shopping is treated. On the contemporary versions of FICO®'s credit scores, for example, hard inquiries related to mortgage, auto loan and student loan applications are entirely ignored for 30 days from the date of the inquiry. So, if you settle on a loan during that 30-day time period, your scores will not be affected by inquiries.

After those inquiries have aged past 30 days, they still may not be counted as independent inquiries by credit scoring models. That's because FICO® considers similar loan-related inquiries that have occurred within 45 days of each other as a single inquiry in the scoring process.”  https://www.experian.com/blogs/ask-experian/do-multiple-loan-inquiries-affect-your-credit-score.

I make sure my clients are informed consumers.  If you are looking for a trusted consultant or simply want a competition service, you can be confident you have reached the right person.

We offer the traditional products like FHA, VA, USDA, Fannie, Freddie, Jumbo, High balance to out of the box solutions like non-QM, bank statement loans, DSCR loans, and piggyback loans.
